A construction manager who is a genuine partner behaves differently in specific, observable ways.

  • During pre-construction, they show deep involvement and collaboration with your design team, creatively proposing solutions that deliver true value.
  • They are transparent about costs.
  • In a Guaranteed Maximum Price (GMP) contract, a real partner makes the audit process easy, not difficult.
  • They surface problems early, because early disclosure is almost always cheaper than late discovery.
  • When they flag a problem, they help develop creative solutions for the client.
  • They think about your operational future, flagging that a specified system will be a maintenance challenge in year three even though it’s not their problem after the warranty.
